SENIOR PROJECT MANAGER
NEW YORK CITY OFFICE


Jonathan Rose Companies is a network of affiliated planning and development firms with offices in New York City, Connecticut, Westchester, Denver and Albuquerque. The New York City office is comprised of three practice groups each focused on a specific business pursuit: investment, development, and planning/owner’s representative services. The types of projects range from long-term land use planning, to affordable housing in urban areas, to project management for institutional clients.

We are looking for a Senior Project Manager for our Urban Solutions Group with extensive experience managing projects from feasibility assessments, site selection and pre-development through design and construction.

Primary Responsibilities:

  • Perform feasibility assessments to understand project viability
  • Evaluate potential sites, including leasing and/or acquisition strategies
  • Negotiate lease/sale transactions
  • Prepare project proformas, budgets and monitor expenditures
  • Develop and monitor project schedules using Microsoft Project software
  • Prepare scopes of work and help negotiate contracts with architects and contractors
  • Coordinate the work of project team members, including design and construction professionals, attorneys, and sub-consultants
  • Coordinate project meetings and prepare meeting minutes
  • Prepare reports, memos, and presentation materials for clients
  • Review design documents and provide evaluations
  • Manage bidding process with construction manager/general contractor
  • Monitor construction progress through on-site visits
  • Track pay requisitions, requests for information, change orders and schedules
  • Evaluate and negotiate change orders
  • Maintain quality standards throughout the project
  • Develop, review and enforce green building standards
  • Provide strategic advice and guidance to clients
  • Represent the company with clients and in project meetings
  • Assist clients in developing project governance structures
  • Ability to manage project managers as well as work in a team environment with other project managers, job cost accountants, and others
Position Requirements:

  • Graduate degree or equivalent on the job experience (development, construction, engineering or architecture related)
  • Experience working in a project management position including site search and transactional experience as well as on-site construction experience
  • Strong financial and analytical skills
  • Ability to communicate effectively with clients and navigate complex client organizations
  • Experience managing staff
  • Excellent oral and written communication skills
  • Ability to manage many complex projects simultaneously in a team environment
  • Fluency in Microsoft Word, Excel and MS Project
  • Prior experience in cultural, civic and educational projects required
  • Familiarity with New York City government and the not-for-profit sector a plus

STAFF ACCOUNTANT
NEW YORK CITY OFFICE


Jonathan Rose Companies is a network of affiliated planning and development firms with offices in New York City, Stamford, Westchester, Denver and Albuquerque. The New York City office is comprised of four practice groups each focused on a specific business pursuit: investment, planning, development and owner’s representative services. The types of projects range from long-term land use planning, to affordable housing in urban areas, to project management for institutional clients.

We are seeking an individual with a positive attitude, strong work ethic and good interpersonal skills for a Staff Accountant position. This position will report to the Controller and support the Senior Accountants. 

Primary Responsibilities:

  • Process corporate accounts payable including data entry, general ledger coding, obtaining proper approvals, preparing check runs and resolving vendor issues
  • Analyze and maintain General Ledger accounts
  • Prepare support for reimburseable expense billings
  • Prepare cost allocations for multi-phase projects
  • Prepare monthly accruals
  • Analyze variances to budget
  • Reconcile bank and inter-company accounts
  • Assist in other areas of corporate accounting and special projects as required


Position Requirements:

  • BS in Accounting
  • Excellent accounting and financial skills
  • At least 2-5 years of work experience, preferably in real estate
  • Excellent oral and written communication skills
  • Ability to manage several projects simultaneously and contribute productively in a team environment
  • Excellent technology skills (Excel, etc.) are required
  • Knowledge of Yardi software, including Job Costing, preferred

ASSET MANAGEMENT ANALYST (PART-TIME)
NEW YORK CITY OFFICE

The New York City office is comprised of four practice groups each focused on a specific business pursuit: investment, planning, development and owner’s representative services. The types of projects range from long-term land use planning, to affordable housing in urban areas, to project management for institutional clients.

We are seeking an individual with a positive attitude, strong work ethic and good interpersonal skills for an Asset Management Analyst position in our Investments Group for approximately 20 hours per week. This position will report to the Director of Asset Management. 

Primary Responsibilities:

  • Perform key analytical duties related to an owned, national portfolio of office and multi-family (mixed income and affordable) assets
  • Maintain argus models and forward looking return projections
  • Property budget and forecast preparation and ongoing maintenance

 

  • Lease analysis
  • Assist in implementation of financial reporting process improvements
  • Assist in developing green operating metrics to roll out to property portfolio
  • Other ad-hoc analyses as needed

 



Position Requirements:

  • 1st or 2nd year MBA student with prior experience in commercial and multi-famly real estate investments and operations
  • Experience in affordable housing sector a plus
  • Excellent oral and written communication skills
  • Ability to manage several projects simultaneously and contribute productively in a team environment
  • Excellent technology skills (Excel, etc.) are required
