TechCommons, ‘Smart’ Infrastructure Office Complex
Albuquerque, New Mexico

GOAL
To provide a healthy hi-tech office environment.

CHALLENE
To upgrade an existing property with the "smart" infrastructure needed to meet the needs of companies requiring a data friendly environment.

OUTCOME
A technology and infrastructure investment that has consistently contributed to a strong rate of leasing and tenant retention.

TechCommons, a joint venture of Rabina Realty and Jonathan Rose Companies, is a 92,256 square foot five-building office campus near Albuquerque’s Uptown commercial district. Acquired in 2001, we upgraded the property to provide an office product with “smart” infrastructure to the Albuquerque market for companies needing a data friendly environment. The technology and infrastructure investments in the project have contributed to consistently strong rates of leasing. TechCommons is currently cash flow positive.

The features that distinguish Tech Commons in the Albuquerque marketplace are it’s numerous outdoor courtyard spaces, use of renewable and recyclable materials, 24/7 access to each office suite, individual utility meters and climate controls in each office, on site generator for redundant power to hi-tech tenants, and close proximity to local transportation, including the Albuquerque Airport.
