The Town of Wallingford asked Jonathan Rose Companies to identify and examine future development opportunities for a vacant 3.5 acre landlocked parcel that the Town had owned for several years. Located in the heart of the Town’s historic Main Street area, the parcel had the potential to revitalize the historic heart of the Town.

Jonathan Rose Companies conducted a baseline analysis of the site and surrounding conditions, including an assessment of market demand for residential sales, residential rentals, commercial retail and office. We also solicited input through several community meetings that included residents, local businesses, Town Council members, departments, and staff.

Based on our conditions and opportunities assessment, Jonathan Rose Companies created a range of development options, including: a mixed-use scheme; a residential and public space scheme; and a public use and parking scheme.

For the recommended mixed-use scheme, we prepared a detailed phasing plan for development that included anticipated Town costs as well as a series of implementation action items for soliciting the most desirable developer for the site. Following our analysis, the Town issued a developer RFP to develop the proposed scheme.
